Metro Atlanta Mass Transit Plan Includes Grand Central-Type Station in Doraville

A key part of a new Metro Atlanta mass transit plan designed to handle an expected influx of 2.5 million residents by 2040 is a “Grand Central-type” station in Doraville. This blog will take a look at the Doraville project as well as several other population issues affecting real estate in the city.

Transportation Options Lacking 

The population increase expected in Metro Atlanta would put the population at over 8 million, larger than Dallas-Fort Worth and Metro Houston. Public transportation in Metro Atlanta has always left something to be desired. Now, real solutions are needed.

Georgia State Sen. Brandon Beach recently highlighted the point by recounting how his attempt at travelling from one end of Atlanta to the other — 38 miles — took over four hours and required visiting three different websites. 

That’s why he sponsored Georgia House Bill 930, a Metro Atlanta mass transit plan that aims to expand transit options and streamline movement across county lines. The bill became law in 2018. 

Big Things Planned Across Metro Atlanta

One part of the Metro Atlanta mass transit plan is a “multimodal passenger terminal” in Doraville to help ease transit across the region. The station would be something like Grand Central Station, with local bus and rail connections and perhaps even a rail line connecting nearby cities like Charlotte.

Another local transit problem was found in Buckhead. While the neighborhood is one of the best Atlanta neighborhoods for homebuyers thanks to its high concentration of businesses, the people who work there have no good way of getting to work. 

According to Stan Wall from the real estate and economic development firm HR&A Advisors, the issue is part of a larger imbalance. “There’s a lot of naturally occurring affordable housing in Atlanta, largely in the south and west of the city. The issue is that a lot of the jobs centers are to the north and to the east.”

South Metro Atlanta Housing

South Metro Atlanta also has congestion issues related to a lack of transit. The population in the area around Hartsfield-Jackson Atlanta International Airport increases to 350,000 during the day, with an additional 80 to 100,000 people coming to the airport. 

Gerald McDowell, executive director of the Aerotropolis Atlanta Community Improvement Districts, said that the main issue there won’t be solved by a Metro Atlanta mass transit plan but by more housing options.

 “The reality is we’ve got to find a place for these 2.5 to 3 million people to live and to work. And we have run out of room in north metro [Atlanta], in downtown. Let’s not wait 15 to 20 years from now when we have an incredible problem in metro Atlanta and then all of a sudden we start directing projects to south metro when we could start doing that today.”
